Prince William secures approval for new estate in Shepton Mallet

Prince William, heir to the British throne, has received official approval for his ambitious estate development in Shepton Mallet, Somerset, marking a major milestone in his journey toward future kingship.

The new project, set for 2027, will feature 620 homes, including a primary school, a care home, and commercial space. Notably, 30% of the homes will be designated as affordable housing, surpassing the typical 10% target in most new UK developments.

The Duchy of Cornwall, headed by William, oversees an extensive portfolio spanning 23 counties, including housing developments, castles, and commercial properties. The Duchy is partnering with developer C G Fry and Son Ltd to bring the estate to life after years of negotiations, previously delayed due to high phosphate levels in nearby waters.

“A charter ruled that each future Duke of Cornwall would be the eldest surviving son of the Monarch and heir to the throne,” highlighting that Prince George will eventually inherit the Duchy upon William’s accession.

The Duchy provides William with a private income of approximately £23 million annually, supporting his charitable, official, and personal initiatives, including household staffing, which recently increased from 66 to 68 employees.

This approval not only strengthens William’s position as heir but also demonstrates the Duchy’s commitment to sustainable and inclusive development. With this significant achievement, the path to his future reign is now clearer, while setting a benchmark for socially responsible housing projects across the UK.
